Construction at The Parcel reached a major milestone at the end of November of 2022 with placement of all of the approximately 100 prefabricated individual modules onto the 2nd floor podium of both buildings, topping out both buildings at their final four-story height. 

The buildings are currently being further weatherproofed and interior construction of utilities and finishes is being completed throughout the winter months. Installation of structural steel framing for the community space and single-story childcare center at the south side of Building A will continue as long as weather permits. Further site work, including installation of dry utilities, roads, and sidewalks, is suspended until the spring. 

Phase 1 of The Parcel, aka “The Sawyer”, incudes 81 apartment units within 2 buildings at several affordability levels and a variety of unit sizes between studio and 3 bedroom, as well as a community space, childcare facility, and public park. Units are expected to be available for occupancy this fall.

Recent weeks at The Parcel have seen the completion of concrete foundations, walls, and 2nd floor podiums for both buildings. The installation of the structural steel for the Building A community space and childcare center is in progress along with the interior plumbing and electrical utilities. 

Most significantly, and as the photos show, installation of the modular building units began this past week. A total of 24 modules (approximately one-quarter of the total number of modules) have been placed beginning at the southwest corner of Building A. The placement of all modules for both buildings is expected to be completed in about 3 weeks.

Ongoing Construction of Phase 1 of The Parcel, aka “The Sawyer”, has seen completion of Building A1 exterior concrete walls and slab on grade. This area of the building will include 57 enclosed parking spaces. Formwork for the 2nd floor concrete podium, which will support 66 residential units in three floors above, is underway, with concrete placement expected in the next couple of weeks. Formwork is in place for Building B1 exterior concrete walls with concrete “shotcrete” placement expected the first week of September. The 81 residential units have been prefabricated using approximately 100 individual “modules” at the off-site factory in Idaho and are scheduled to ship to Mammoth Lakes the first week of September. The modules will be staged nearby with installation expected toward the end of September. On site, installation of public storm drain is ongoing along Inyo St. and Tavern Rd.

Progress continues to be made on the construction of Phase 1 of The Parcel, aka “The Sawyer".

Over the last couple of weeks, the perimeter and stair/elevator core concrete walls of Building A were completed using a method called “shotcrete” where the concrete is sprayed onto a single-sided form and then hand-finished. The forms for the exterior walls contained wood slats to create the “board-formed” texture. Forthcoming work on Building A will consist of utility installation and final backfill around the foundations and placement of aggregate base in preparation for the concrete slab on grade.

This first level of Building A will contain the main lobby, childcare facility, community space, and parking podium containing approximately 57 interior garage parking spaces. Placement of concrete for Building B footings is also complete with the forming of concrete columns and walls expected in the coming weeks.

On the site, the new sewer main has been completed within the new Inyo Street and the portion of the Tavern Road extension just south of the new park. Current and ongoing work involves connection of a new water main and storm drain to existing utilities within Center Street.

Phase 1 of The Parcel affordable housing project, aka “The Sawyer”, saw some significant milestones the last couple of weeks! Construction crews have installed security fencing around the entire site and have been working on excavation of foundations for both buildings, installing steel reinforcement and formwork, and placing concrete for Building A footings and columns. Material for new public utility infrastructure has been delivered to the site and trenching for the utilities in the new roads will be starting in the coming weeks.

Construction has begun on Phase 1 and the majority of the tree removal has been completed. The street connections from Center Street to Tavern / Laurel Mountain Road have been cleared and grading is beginning on the road infrastructure and building pads. The anticipated occupancy is Fall 2023.

The public road network (Chaparral Road, Center Street, Tavern Road) will be largely completed as a part of Phase 1. Funding for the road improvements will be provided by the Infill Infrastructure Grant as well as local sources. The Town Council allocated $1.2M in local funding for public infrastructure associated with The Parcel on October 20, 2021. Town staff continues to work with TPC to determine funding gaps and will seek out grant funding for Parcel infrastructure prior to allocating the $1.2M for this purpose.
